Grand Central is located just south of Manchester city centre, close to Oxford Road Station. This legendary pub and gig venue has been a 'second home' for rock music fans for decades. It's open 7 days a week and offers live music on Thursday nights, with the occasional 'special' on other days of the week. It currently operates as a rock and metal venue but may benefit from a change of direction musically. Lunchtimes and early evening are very popular with Manchester's business community who call in on their daily commute, as well as students and avid metal fans. Stonegate Pub Partners are now seeking an experienced operator who has knowledge of the Manchester music scene and its local audiences. The desired publican will also be able to develop the day time trade through marketing to attract traditional city centre customers throughout the day.

Private Accommodation: The private accommodation is well presented and split into a two-bedroom manager’s flat and a three-bedroom staff accommodation.

Trading Style

Indoor trading area

On entrance to the pub you are welcomed by a delightful bar area with bar stool seating. There is a stage to the right with plenty of additional loose furniture and seating throughout the pub. There is an unused cellar bar which the successful publican will need to have plans to reinstate however would be a real benefit to trade.

Outdoor trading area

Due to its city centre location there is no external trading area.

The Grand Central is and has been at the heart of Manchester’s alternative scene for decades, I am now looking for an operator who understands the market as well as being able to cater to more traditional city bar customers throughout the day. The ideal candidate will be a hands-on entrepreneurial operator with good knowledge of Manchester, its music scene and an understanding of the student market.

The Landlord is prepared to discuss other Partnership agreements.

They will also discuss your purchasing options (Wines, spirits, cask, minerals and flavoured alcoholic beverages) which you can choose all, a combination or none. Tie release fees will apply.

Estimated Capital Start-up: £20,000 (excl VAT)

Often referred to as ingoings. Includes stock & glassware at valuation, deposit, refundable at the end of your agreement dependent upon your account being in good order. Up to 2 weeks rent and other contractual charges will be payable in advance. Please note, the actual deposit payable will be 25% of the final agreed rent.

In addition you will need to provide funds for professional advice and a level of working capital - the amount will be dependent on your business plan.
