£30,000This beautiful stone-built pub is situated in the very affluent village of Chapeltown, Bolton. The Chetham is a large building and is the only pub in village. The pub is surrounded by delightful houses and is just a stone’s throw from the neighbouring village of Turton and the busy and vibrant village of Bromley Cross. This is currently a food led operation and has been extensively refurbished over recent months, so is well presented but still holds its original charm and character. This is a popular pub with the locals and walkers from further afield and has established itself as a very popular destination venue. The Chetham is a dog friendly pub which helps to generate additional trade, particularly those who enjoy the scenic walking trails around the pub. Stonegate Pub Partners are now looking for an experienced publican who has previously ran a village pub. The new publican will need to have catering experience to maintain the reputable food offer, this would suit an enthusiastic and driven individual or couple who can integrate with the local people to continue and develop the existing trade.
Private Accommodation: The private accommodation is spacious and split over two levels- although one level is currently not in use the space is available for the publican to use as they wish. There are four well presented bedrooms, a bathroom and a living area.
Indoor trading area
On entrance to the pub you are welcomed by a large bar area split into two rooms - one of which has historically been a "locals" bar. The main bar leads on to three separate areas - one of which houses fixed seating and a cosy fireplace for a more casual area for drinks and dining. The main dining room is to the rear of the property also houses an inviting open fire. There is great potential for functions to be utilised in the dining area, as the space can be separated from the main bar area.
Outdoor trading area
There is a delightful and secure grassed beer garden with access from outside and through to the rear of the pub. There is a large car park also located to the rear with space for up to 30 vehicles.
Regional Manager Comments
The Chetham arms currently operates as a food destination pub and is very popular with the local clientele who live in the area and use the local walking trails. The pub has recently established itself as the hub of the village with locals gathering for the excellent food and drinks offer and to catch up with friends. This would suit a publican who has experience running a village pub with food experience who can develop the pub and take it to the next level.
