Property Description

The Wheel is an eye-catching, rural, public house near to Burwash Common in the Rother district of East Sussex. The property is in good condition throughout and has traded well as a destination food-led pub, however there is potential to increase revenue by attracting customers from further afield. The pub oozes character and there are three distinct customer areas, and a servery which boasts cask ales, as well as plenty of room for displaying a good range of quality wines and spirits. The large garden is mainly laid to lawn and has a children’s play area, and there is also a large car park to accommodate passing trade. Stonegate Pub Partners are interested in hearing from catering operators who have experience of producing good food at a consistent quality, whilst also striving for a superb customer experience.

Private Accommodation: The private quarters are located on the first floor and comprise three bedrooms, a lounge, and WC.

Trading Style

Indoor trading area

The Wheel is in good condition throughout and is separated into three distinct areas. The main bar is full of character, has a timber framed bar servery to display a good range of wine and spirits, complemented by a variety of cask ale. There is also an inglenook fireplace and snug area with seating for around 20 guests. This flows through to a dining area for up to 30 covers, and to the right of the main bar is a spacious extended dining room featuring roof timbers. Customers are welcome to dine throughout the pub and the large, well-equipped commercial kitchen includes walk-in fridge and freezer rooms, and an external preparation and storage area.

Outdoor trading area

A large lawned beer garden is located at the rear of the building and includes a children’s play area. The vine covered patio acts as a smoking solution and there is car parking to the front and side of the pub with space for 30 vehicles.

Regional Manager Comments

Whilst the pub benefits from strong support from the local community, there is a real opportunity for operators with dynamic commercial and marketing acumen to attract trade from further afield. I am interested in hearing from those who have impeccable retail standards, and are able to deliver an excellent guest experience every time in order to ensure the success of the pub.
