The pub has a strong local trade from the nearby residents that surround the property, there is also a local baseball club whose members visit the pub frequently for drinks. The Hawk is predominately a wet-led pub with a popular entertainment offer for guests with the public bar housing a darts board, pool table and a TV screen for sports viewing. Stonegate Pub Partners are now looking for an experienced publican who can integrate with the local community to continue and develop the trade. The new publican should also look to increase opening hours and introduce a simple pub-food solution to compliment the already strong wet-led trade.

Private Accommodation: The private accommodation is well presented and comprises of three bedrooms, a lounge, bathroom and kitchen all located across the first floor of the property. This space could be updated to reflect the publicans taste.

Indoor trading area

Internally there are two main trading areas, a public bar which has 24 covers and houses a pool table, darts area and a large screen TV. The second is a comfortable lounge area which has 52 covers across both fixed and loose seating, which overlooks the playing fields. There is an additional room which holds a further 20 covers which can be used for private events. The ladies and gents’ toilets have been recently upgraded and there is a wash-up room which contains the ice machine, glasswasher and store.

Outdoor trading area

The property is located on the edge of a housing estate and adjacent to large playing fields which are popular with walkers. It also has a nearby baseball club with members who use the pub frequently throughout the week, particularly during the warmer months. The pub benefits from an on-site car park with up to 20 spaces to the side and front of the property.

Regional Manager Comments

The pub benefits from a strong local following who have been the mainstay of this pub for many years who enjoy the entertainment and drinks offer. We believe with some investment we can develop the pub to attract more local customers as well as those visiting the area throughout the week and on weekends. Our plan would be to increase opening hours and introduce a simple pub-food solution to compliment the strong wet-led trade. I am now looking for an experienced publican who has the knowledge of running a community pub who can integrate with the locals to develop the pub to continue and grow trade.

Often referred to as ingoings. Includes stock & glassware at valuation, deposit, refundable at the end of your agreement dependent upon your account being in good order. Up to 2 weeks rent and other contractual charges will be payable in advance. Please note, the actual deposit payable will be 25% of the final agreed rent.

In addition you will need to provide funds for professional advice and a level of working capital - the amount will be dependent on your business plan.
