Situated on Chester-Le-Street, this pub is the only site in the area offering a self-contained beer garden for the local people. The pub benefits well from a strong local trade as well as visitors to the famous nearby cricket ground which hosts regular county and test matches located just a five-minute walk away. The pub consists of two lounges one to the front of the pub and the other to the rear as well as a delightful beer garden, attracting customers of all ages who can enjoy alfresco drinking with friends in a friendly and safe environment. The pub underwent an internal and external upgrade a few years ago so facilities are in excellent condition offering the successful publican an excellent traditional pub with an established customer base and respectable turnover. We are now seeking an experienced publican who is willing to invest in the site to upgrade the catering kitchen in order to offer guests high quality cooked meals. The publican will also need to have knowledge of the area with good retail standards as well as trying to build trade by engaging with the local community through events to maximise the pubs potential.
Private Accommodation: The private accommodation comprises of two bedrooms, a lounge and kitchen. There is opportunity for the new publican to put their own stamp on the living space as we are currently awaiting capex costs to upgrade and redecorate.
Indoor trading area
On entrance to the pub you are welcomed by characterful décor boasting a central bar servery and two lounge areas that can accommodate up to 50 covers. With the pub very busy at weekends there is the opportunity to adapt the internal area by rearranging the furniture to offer a comfortable capacity of 100+ people standing. One of the stylish lounge areas leads out to the large south facing beer garden, so the opportunity to host live music, entertainment or parties throughout the pub could be considered. There is currently a catering kitchen located on the first floor however it does need some investment in order to be compliant and to provide a high-quality pub food offer.
Outdoor trading area
The Black Horse uniquely is the only pub in Chester-Le-Street that has its own self-contained and well-presented beer garden. The south facing garden is located to the rear of the pub and is very popular with the locals and cricket fans visiting the nearby cricket ground. There is the opportunity for guests to enjoy alfresco drinking with seating available for up to 40 customers, which has always proven a frequent spot during the summer months. Whilst the pub does not have a car park, there is a nearby council owned car park which is often used by guests.

The Black Horse Inn benefits from a supportive local community with an extensive customer base coming from a mixed age range who go into the town centre in the evenings. The beer garden is the main attraction in the summer and a great space for the clientele to enjoy al fresco drinking. I am looking for an experienced publican who is willing to invest in the site to offer a traditional pub offering cocktails and entertainment. The publican will need to know the area very well and have good knowledge of retail standards. The new publican should also look to build trade by getting the community involved through events.
