Trading Style

Indoor trading area

Through the entrance into the bar you are greeted with an ornate wooden bar servery and a mixture of loose seating and natural wooden tables for around 20 covers. A rustic timber opening separates the games area complete with pool table and dart board. This section features original brick floor and a large inglenook fireplace. The dining area is split level accommodating 40 plus covers, with a stone fireplace and button draylon upholstered fixed seating, dining tables and chairs. A separate bar serves the lounge and dining area. The fully fitted trade kitchen is of a good size for the pub, with a good range of stainless steel commercial equipment and direct access to the dining area.

Outdoor trading area

The beautifully decorated frontage that comprises hanging baskets and pot plants are pretty additions that certainly make the pub stand out when passing. To the rear, an enclosed beer garden with incorporated smoking solution contains wooden benches, with a central palm tree and greenery around the perimeter. There is scope to develop a small increase in covers utilising the outdoor areas during the warm summer months.

The customer base is made up of the local community and the Vivary Arms appeals to a broad range of customers, ranging from public bar trade with pool & darts teams, to the elder dining market. The trade is split 60/40 in favour of wet sales, with scope to improve the food offering. This is a stable and successful pub business showing healthy sales and profit.
