£12,000Nestled in the small former bobbin mill village of Spark Bridge, within the Lake District National Park, the Royal Oak is a traditional country pub situated on the River Crake. The fabulous pub offers a warm welcome to the bar area with a real open fire, traditional cosy surroundings, real ales and quality home-cooked food. The pub makes a great base for exploring the Lake District, being close to Coniston and Coniston Water and with easy access to Grizedale, Hawkshead, Windermere, Bowness-on-Windermere and the local market town of Ulverston. There is also the added benefit of three cosy en suite letting rooms which provide an extra revenue to the already popular pub. We are looking for a great publican who has the skills to develop a quality menu and really embrace the community feel.
Private Accommodation: The private accommodation consists of three bedrooms and a lounge with a great view overlooking the river and woods.
Indoor trading area
The interior of the pub is well-presented throughout, with traditional décor complementing original features such as exposed beams and open fires, and soft furnishings lending a homely atmosphere. The layout is zoned, with dining tables laid out to the right of the main entrance, ideally placed between dual aspect windows that flood the space with natural light. The bar servery is to the left and in all, the pub can cater to around 50 covers when seated for dining. On the first floor is the large trade kitchen, which is well equipped to support a good home cooked menu. There are three beautifully presented letting rooms, including a family room for up for four guests, another which accommodates three guests and a further double room, furnished with a king size bed. All rooms are en suite and there is also a recently developed holiday cottage to the rear of the building.
Outdoor trading area
The pub boasts a fantastic beer garden, which is a lovely secluded spot, furnished with picnic tables. A car park is situated to the right of the pub, with space for 20 vehicles.
Regional Manager Comments
The Royal Oak is a great meeting place for local residents, as well as being well-reputed in the wider area for its locally sourced food.
