Property Description

The Grapes Hotel is a large commanding building situated in the centre of the beautiful village of Croston. Croston is famous for being a picture perfect village and serial winner in the North West in Bloom Awards. A listed building dating back to the 18th century, the pub boasts four trading rooms and a good sized commercial kitchen. Known for its fantastic afternoon teas and great food, the Grapes Hotel is well supported by local residents and has a reputation from further afield for those visiting the many attractions close by which include Martin Mere, Astley Hall and Park and Southport.

Private Accommodation: In good order, the accommodation has recently been decorated and the carpets are all quite new. Comprising three bedrooms, lounge and a kitchen. There is a separate entrance to the flat but it can also be entered via the pub.

Trading Style

Indoor trading area

With four rooms served by one bar, customers are free to drink and dine throughout the trade area. Traditionally decorated with beams, feature fireplace and upholstered seating this cosy pub has a homely atmosphere. The restaurant accommodates 32 covers and is conveniently situated close to the trade kitchen for efficient, hot food service. The kitchen is of a good size and well-equipped, and can easily turn out 100+ covers in a day. A function room to the first floor provides a good opportunity to increase trade. With some investment and decoration, this room could be utilised for local groups and small private parties of circa 40 guests.

Outdoor trading area

To the front of the pub is a patio with tables and benches, which affords good views of the village and its activity. The good sized car park with 20 spaces is situated to the side of the pub. Part of this has recently been developed into a boules pitch and the Grapes has a boules team.

Regional Manager Comments

The Grapes Hotel is a great pub in a great village. Croston has a lively events calendar and would suit a publican who is keen to get involved in the local community but is also skilled in marketing to attract those day trippers from further afield who are en-route to Southport or any of the other attractions close by.
