Property Description

The Butchers Arms is located within a unique and affluent residential village of Woodsetts, on the borders of Nottinghamshire and South Yorkshire. The pub stands in extensive grounds and benefits from a large car park and outside drinking areas. The new publican should be keen to promote the dining as well as being a great local. There is a large kitchen and ground floor storage and cellar.

Private Accommodation: The private accommodation comprises three double bedrooms, a kitchen, living room, office and bathroom.

Trading Style

Indoor trading area

The Butchers Arms has two rooms, with a traditional feel throughout and accommodating 70 drinkers. The spacious lounge bar, which is accessed from the main entrance, acts as a dining room for 40 covers. The lounge has a warm and comfy feel and has a mixture of stone and carpeted floors, a low beamed ceiling and bay windows which provide plenty of light. A carvery unit has become an important feature in this room and currently the carvery offering in place is very popular with the locals. The tap room is at the heart of the pub and includes an inset fire. Facilities include a large cellar with plenty of storage and a well equipped kitchen, both at ground floor level.

Outdoor trading area

The pub is set in a large central village plot with a well-kept patio to the front of the pub, accommodating bench tables for 20 covers which are great for alfresco dining in the summer months. The patio area is surrounded by pretty hanging baskets and flower pots which transform the space in to a really enjoyable place to relax and enjoy a cold drink. A large trade garden is situated to the rear and acts as an overspill for parking, currently housing 40 vehicles but has previously been used for large events such as family fun days and charity events.

Regional Manager Comments

The Butchers Arms is a prominent and attractive traditional pub located in the heart of Woodsetts. The pub forms the focal point of the village and enjoys excellent support from the local community. The appeal is broad with older people visiting during the day, couples and small groups in the evenings and extended families opting to dine here at weekends. An entrepreneurial publican with a strong interest in food has a fantastic opportunity to maximise revenue by developing the existing food offering and engaging with the local community.
