Internally, the main trading area offers a large single bar and has a mixture of fixed and loose seating. There’s always a cosy welcome at the Royal Oak! It is decorated in traditional style, with timber flooring and is in excellent condition throughout. The Royal Oak also benefits from a traditional snug area which features a fireplace and carpeted flooring. Darts and Sky Sports are available at the pub with live entertainment at weekends.
There is a galley-style kitchen with full electric cooking facilities to deliver a traditional pub menu.
Externally, the pub has a superb beer garden with outdoor furnishings including barrels and benches for customer use. There is also a pergola with heaters and festoon lighting. A small car park is also located at the back of the pub.
The private accommodation is of a good size set over two floors and consists of bedrooms, kitchen, bathroom, and lounge. Where required there will be appropriate works carried out in line with the Star Pubs & Bars Ready to Trade Promise.

In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.
The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
Note that on FRI Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased.
A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors.
