The planned refurbishment by Star Pubs will see Gibsons transformed into a stylish premium pub with the ability to appeal to a varied customer base, including tourists, locals, and students and further boost the potential of the pub. The Area: Gibsons is a high street circuit bar in the centre of historical York, a highly popular tourist destination in North Yorkshire. The pub is perfectly located in the heart of the city beside the city walls and is one of the first bars at the top of Micklegate ensuring it benefits from excellent footfall. Demographics: The pub benefits from being one of fifty-eight pubs found in an area of around 4,752 adults within a 10-minute walk time. Gibsons customer base is made up of young, midlife, and mature adults. The Offer: Available on our management agreement, Just Add Talent, the pub has a tried and tested food & drinks offer. The refurbishment will allow for food to make up 10 % of the pub’s total sales. We’re always open to new ideas, what would you do to drive trade? The right operator for the Gibsons will have extensive experience in a high street hospitality business. They will have a clear vision for their marketing strategy, entertainment offer and food & drinks menu and can create a memorable experience for their customers.   

Gibsons will be undergoing a refurbishment which will cover the interior and exterior of the pub. A full list of works and pub floor plan will be shared very soon. The pub’s trading area and facilities post refurbishment will be: Main trading area with bar 75 internal covers 30 external covers Catering kitchen HEINEKEN Smart Dispense® Extensive beer garden   

Private accommodation consists of two bedrooms, a living room, kitchen and bathroom.

In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.
The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
Note that on FRI Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased.

A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors.

Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee & till floats. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms.
