The pub can be found in the shadows of one of Manchester’s most eye-catching landmarks, Beetham Tower, giving the pub a unique feel to its prominent location as old architecture meets new. The Britons Protection also benefits from excellent transport links being situated a short 5-minute walking distance from both Deansgate and Oxford Road train stations.
The pub is an award-winning Manchester favourite that appeals to both locals who love real ale and visitors looking to experience a fantastic traditional northern Great British Pub. Internally, the pub is divided roughly into three areas, its narrow front half dominated by ornate ceiling decorations and a mahogany bar perfectly suited to vertical drinking. Two separate lounges at the rear are plush with cushioned furnishings, carpeted floors and a brass fire hearth ideal for relaxing and catching up with friends.
The Britons Protection also has the added feature of an upstairs function room/boardroom suitable for holding team meetings or private functions.
There is a beer garden to the rear of the pub that traps the sun beautifully, perfect for the warmer months.

In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.
The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
Note that on FRI Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased.
A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors.

Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee & till floats. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms.
