The ideal publican will have experience in managing or running a pub in the city centre, who can drive the business forward by introducing a basic food offer and continue on improving the entertainment options.

On entrance, you are welcomed into a large, one room trading area with a central bar servery which runs across one side of the pub. The space comprises of laminate flooring, neutral décor and a range of modern fixtures and fittings. There is a raised area to the back where the pool table is situated and often where the live music entertainment is hosted. A range of seating is available throughout the pub for up to 120 covers. There is a kitchen which is currently not utilised and needs updating to provide an adequate food offer. (The first and second floors are derelict and not included in the tenancy agreement.)

The pub is situated on a main road and due to the town centre location, there is no car park however there is plenty of on street parking.

Regional Manager Comments

The current clientele ranges from workers, students and evening and daytime drinkers. The Star is decorated in a stylish modern feel and offers a vibrant and welcoming atmosphere for customers to enjoy live music bands or sports on the flat screen TV’s. I am looking for an experienced hands-on publican who can hit the ground running by extending the entertainment offer, introduce a small food offer and aim to attract customers from further afield.

The Proposed Agreement: Retail Partnership Tenancy

The Landlord is prepared to discuss other Partnership agreements.

They will also discuss your purchasing options (Wines, spirits, cask, minerals and flavoured alcoholic beverages) which you can choose all, a combination or none. Tie release fees will apply.

Estimated Capital Start-up: £15,000 (excl VAT)

Often referred to as ingoings. Includes stock & glassware at valuation, deposit, refundable at the end of your agreement dependent upon your account being in good order. Up to 2 weeks rent and other contractual charges will be payable in advance. Please note, the actual deposit payable will be 25% of the final agreed rent.

In addition you will need to provide funds for professional advice and a level of working capital - the amount will be dependent on your business plan.
