Property Description

An 18th century coaching inn, the Colebrook Inn is located in a desirable village that sits within the suburbs of Plymouth. Surrounded by a number of large industrial estates, the pub is well supported by the community and finding a new publican who can build relationships is vital in enabling the pub's progress. Utilising the two-bar operation and in particular the restaurant through development of the food menu is a must in order to attract a wider customer base. The Colebrook Inn is an ideal venture for publicans with strong local knowledge and some catering experience.

Private Accommodation: The private accommodation comprises three double bedrooms, one with its own en-suite, a lounge with feature fireplace, office space, kitchen, and bathroom. All spacious and in good decorative order.

Trading Style

Indoor trading area

The Colebrook Inn is a two-bar operation with the potential to utilise one area for dining. The main bar has an ‘olde worlde’ feel and seats 25 to 35 covers with room for a pool table and darts area. The bar is split level with windows to the front and rear, and two feature fireplaces add to the bar's cosy feel. Bar two is a little more modern with approximately 30 covers available and has been used as a restaurant in the past. It has a large picture window to the front and a small bar servery to the rear. The fixtures and fittings are of a good standard with both sofas and loose seating, though the décor could benefit from some modernisation. The trade kitchen is of a reasonable size and there is a preparation area alongside. It is equipped with a commercial cooker, grill, extractor, fridges and stainless-steel tables.

Outdoor trading area

Being a roadside location, the pub has a terraced garden to the rear, accessed via an external staircase and furnished with metal garden furniture, there is space for approximately 20 people. The garden is laid to lawn with shrub borders and, due to its raised position, enjoys the sunshine for most of the day. This is a popular spot in the warmer months.

Regional Manager Comments

The Colebrook Inn requires an experienced operator who excels in developing good relationships within the local community and strives to deliver a satisfying food menu for guests. There is excellent opportunity to increase business potential through development of the current food offer, along with the dining area itself. Accompanied with the feature fireplace, large beer garden and ideal location, the Colebrook Inn provides potential publicans with a wonderful opportunity to move the pub to the next level.
