£27,000The Travellers Rest is a substantial detached pub located just outside the pretty village of Hythe, on the outskirts of Southampton and the New Forest. Benefitting from a wonderful rural setting there is huge scope for a new publican to develop the food and drinks range to attract new custom and make this a pub worth travelling to. The spacious internal trade areas accommodate around 40 covers. Due to the rooms being slightly separate from each other, the potential lies to attract a variety of clientele including those looking to dine with family or those looking for a casual drink with friend and a game of pool. This would be an ideal opportunity for a publican who possesses a passion for cask ales and who can utilise their previous knowledge to really establish this business.
Private Accommodation: The private accommodation is arranged on the first floor and comprising two bedrooms, a sitting room, small kitchen, and bathroom.
Indoor trading area
The décor of the Travellers Rest lends itself well to the traditional feel of the pub. A centrally located bar servery welcomes guests and provides excellent access to all other trade areas. The bar itself is large with a wooden bar top and attractive back bar fittings and would be well suited to promote the variety of drinks on offer to guests. To one side of the servery is the lounge bar area with loose fitted wooden tables and chairs. Two lovely large windows let the light stream through, which in turn adds to the light and airy feel. The restaurant is of a similar set up to the lounge bar for ease of service, and scattered wooden furniture accommodates 40 covers. Pub games are a popular feature and a room slightly separate from the other trade areas houses a pool table and is extremely popular with the local clientele. The potential lies to utilise this area as a function room, with appropriate consideration from the new publican. A fully equipped catering kitchen is situated to the rear of the bar area, it is of a good size and benefits from a walk-in fridge-freezer. An array of local bands regularly provides live music evenings, and the development of a regular events schedule would prove incredibly popular.
Outdoor trading area
There are two separate garden spaces; the first is a lawned garden to the front of the building where there is room for several picnic style benches and the second is located to the rear. This area is part paved and includes wooden benches, the rest being lawned with bistro style tables and chairs. It is all surrounded by picket style fencing, where guests are able to relax with panoramic views of the picturesque surroundings. A large car park provides space for 20 vehicles.
Regional Manager Comments
The Travellers Rest benefits from a lovely rural setting and attracts local residents and visitors to the locality. Business here is driven by both wet and dry trade, with quality and good value meals being served at lunchtimes and during the evening. We are looking for a publican who will build on the current business with an emphasis on a home cooked menu and with quality ales. Live music, pub games and social events are all very popular here and a regular schedule would be very well received.
