Property Description

The Sir Joseph Paxton is a busy traditional tavern in a dense suburban location just outside the village of Titchfield near Fareham. It is a detached pub, with ample car parking and a large garden to rear, which benefits from a covered area and a pergola where satellite sport can be shown. The trade area is open plan, with one bar servery serving traditional pub food from a modest but capable trade kitchen. The ideal publican would be already experienced in the license trade, someone who could continue to successfully operate a stable neighbourhood business, whilst growing food sales and responding to developing consumer needs.

Private Accommodation: The private accommodation comprises of two main bedrooms and a lounge with a spacious kitchen, toilet and bathroom.

Trading Style

Indoor trading area

The pub encompasses two spacious main trade areas; the main entrance leads to an L-shaped bar directly ahead with two dining areas either side suitable for approximately 50 covers. A traditional pub menu is delivered from a modest yet capable trade kitchen. The pub is decorated traditionally throughout with ceiling beams, exposed brick wall interior and a cosy open fireplace. There is a mixture of loose and fixed seating that can be easily rearranged for group bookings or to host live music events which are a current regular fixture. With BT Sport on offer in the pub showcasing live sport, there is the demand to further introduce a sports and games proposition given the large trading space.

Outdoor trading area

To the rear of the dining area opens to a very well-presented beer garden that promises great times on sunny days and warm weather. Furnished with benches there is the potential to provide an additional 60 covers allowing guests to dine alfresco. There is an additional covered outside seating area and pergola to show live sports. Ample car parking is provided to the front of the pub with space for 15 vehicles, there is additional off-road parking available on Netley Road.
