£24,500The Barley Mow is a roadside community pub situated in Birtley, just two miles from the market town of Chester-le-Street. The main source of trade is from the locals who enjoy the refreshing beer, the good quality food offer and pub games. The pub currently operates in a L-shaped lounge bar with darts and TV screens available for sports viewing and a separate dining room with 40 covers. Additionally, there is a well sized trade kitchen onsite capable of producing a good quality food menu. Stonegate Pub Partners are now looking for a publican either new to the trade or experienced, who has an understanding of the local area and its customer base. The new publican will need to build food sales by incorporating signature dishes and marketing the pub effectively.
Private Accommodation: The private accommodation comprises of three bedrooms, a lounge and kitchen and requires some upgrading and redecoration.
Indoor trading area
The internal trade area consists of a well-decorated, L-shaped lounge bar with seating for 20 and a separate dining section for 40 covers. There are several large screen televisions popular with locals enjoying a pint with friends and relaxing in comfortable surroundings. The public bar has darts facilities, large screen televisions and attracts customers of all ages who enjoy watching high calibre darts matches and tournaments. Adjacent to the lounge is a fully compliant, good size operational kitchen that is large enough to comfortably cater for a good pub menu.
Outdoor trading area
There is a well-kept enclosed beer garden, at the side of the pub which is ideal for families and or for a quiet drink in the summer.
Regional Manager Comments
The Barley Mow is right at the heart of the community with strong wet sales forming the base from which to grow and develop a good food offer. The pub would suit either someone new to the trade or an experienced publican, however an understanding of the needs of the local marketplace and the forecast to build food sales are of paramount importance. The successful applicant will enjoy unprecedented additional support from myself.

This is an estimate of the potential annual turnover of the pub business. It does not include the financial benefits of any living accommodation, which you will need to consider.
Guide Rent: £24,500 per annum, payable weekly in advance.
The Proposed Agreement: Retail Partnership Tenancy
The Landlord is prepared to discuss other Partnership agreements.
They will also discuss your purchasing options (Wines, spirits, cask, minerals and flavoured alcoholic beverages) which you can choose all, a combination or none. Tie release fees will apply.

Often referred to as ingoings. Includes stock & glassware at valuation, deposit, refundable at the end of your agreement dependent upon your account being in good order. Up to 2 weeks rent and other contractual charges will be payable in advance. Please note, the actual deposit payable will be 25% of the final agreed rent.
In addition you will need to provide funds for professional advice and a level of working capital - the amount will be dependent on your business plan.
