Property Description

This significant and attractive stone-built character property, formerly on the iconic TV set of 'Emmerdale' and whose fascia was used for many years in the filming is now available. Its delightful village location means that the pub has a regular and loyal customer base, as well as plenty of year-round passing trade from tourists and coach parties, making this an outstanding business opportunity. The Woolpack has a homely feel throughout with its traditional décor and the external seating area offers the perfect location for a drink in the sun whilst in the centre of the village. The new publican should consider the vital stature of this property and its huge potential by developing the food and drink offerings, whilst immersing themselves within the local community.

Private Accommodation: The private accommodation has three bedrooms, a spacious lounge, kitchen, bathroom and separate study.

Trading Style

Indoor trading area

The open-plan trading space has a number of distinctive sections with one main bar servery. Furniture is traditional and includes a mixture of loose and fixed seating offering substantial dining throughout. The fully fitted trade kitchen can be accessed from the bar and is easily passable for staff and waiting on service. The separated areas allow space for private dining and live music which has been used to boost trade in the winter months. The interior was also used on set whilst filming Emmerdale’s emotional scene with Ashley and his battle with dementia, which was awarded the ‘best single episode’ at the 2016 Soap Awards.

Outdoor trading area

The outside of the building provides a great photo opportunity for soap opera fans visiting the area. The pub benefits from a well-maintained car park with space for around 30 cars, also allowing easy access for the regular coach parties. There is also external seating available with picnic style benches and a good area for provision of a smoking shelter.

Regional Manager Comments

The Woolpack has great potential to enhance and grow the current offer and we are seeking a new publican who can make the most of all that this iconic pub business provides. The traditional qualities of fine ales and a warm village welcome should be enhanced with a strong dinning offer. Therefore, we are looking for a publican with the highest standards in products and customer service.
