Property Description

The Marquis of Granby is an established and popular canal-side pub which currently operates as wet-led business but has the facility to provide a home cooked food offer that would help draw additional custom. The pub is locally based; custom is drawn from the village of Riddlesden and supplemented with the help of the cyclists, walkers and the boat trade that comes from the adjacent canal. The Marquis of Granby needs an experienced, community focused publican who can develop a food offer and maintain this pubs welcoming local feel.

Private Accommodation: There is a staircase which leads from the pub to a good size lounge, kitchen with breakfast bar and two double bedrooms, one with fitted wardrobes and en-suite shower room, the other a single room and separate bathroom with WC. The accommodation is in good condition and ready for moving in.

Trading Style

Indoor trading area

The front entrance leads into an inner lobby and separately to both lounge and bar areas. The lounge bar is currently arranged to seat around 40 covers on three sections of upholstered perimeter seating together with wheel back chairs and stools. There is also a bar counter with servery behind. The bar is a well-proportioned and traditionally appointed room with seating for around 45 covers over two sections. There is a central timber bar with counter links to the lounge for ease of management, together with a pool room. There is a trade kitchen and this is an area which offers scope for future development of the business.

Outdoor trading area

The beer garden is situated at the rear and has the potential to be developed and enlarged. It currently houses a stone-built BBQ and offers a wonderful area for relaxing during the warmer months, comprising a lawn and a number of picnic benches, which can comfortably accommodate a large number of people. The well-proportioned car park at the rear of the property has spaces for 25 vehicles. There is also a detached double width garage and a small enclosed rear yard.

Regional Manager Comments

The Marquis of Granby has a warm, welcoming feel and provides a hub for the local residents to meet and enjoy a chat along with a good pint. This pub would suit an established and experienced publican who relishes getting involved with local activities. They should be looking to develop strong links within the community and able to maximise the opportunity with the introduction of a home cooked food offer.
