There is the addition of a covered outdoor seating area, a popular spot in the summer and a large car park for guests to use. Stonegate Pub Partners are now seeking an experienced publican who can integrate with the locals to maintain and grow the trade. The publican will also need catering skills to continue the offer of quality pub food.

Private Accommodation: The private accommodation has been well maintained and comprises of two bedrooms, a lounge and kitchen.

Trading Style

Indoor trading area

The pub currently operates in three main internal trading areas; the traditional and cosy bar used frequently by local drinkers, the lounge/restaurant area utilised for casual dining and the snug area arranged for informal drinking and lunchtime and evening meals. The décor is characterful and inviting with charming features and an open fireplace.

Outdoor trading area

To the rear of the pub is an adequately sized, covered seating area for around 12 guests, offering guests to enjoy drinks outside. There is the added benefit of a large car park which offers plenty of spaces for customer parking. The car park is also a throughfare for the publican to access the private accommodation.

The Black Swan is a wonderful village pub with a strong trade from the local residents and visitors to the area. I am looking for an experienced publican who has a catering background who can provide quality pub food. The current publican has established a fantastic customer base and I would like this to be continued, making the Black Swan the hub of the local community.

Up to 2 weeks rent and other contractual charges will be payable in advance. Please note, the actual deposit payable will be 25% of the final agreed rent.

In addition you will need to provide funds for professional advice and a level of working capital - the amount will be dependent on your business plan.
