Property Description

The Belle Vue pub is a fantastically positioned Victorian public house situated in the desirable Golden Triangle area of Norwich. This striking pub holds a very desirable corner position amongst the Victorian houses and tree lined streets, making it easily accessible to the many local residents. The Belle Vue offers a spacious open plan trading style with a large single bar servery inside and outside boasting a sheltered garden and street side seating, which is very popular with the locals. This pub is renowned for its quality cask ales and good pub food and with its strong historic barrelage proves it is popular amongst the community. Stonegate Pub Partners are now seeking a new publican who is passionate for cask ales and has the ability to drive trade further.

Private Accommodation: The living accommodation is spacious comprising three bedrooms, lounge, domestic kitchen and family bathroom.

Trading Style

Indoor trading area

A substantial single horseshoe shaped bar serves this attractive Victorian character pub. There are two distinct trading areas with cosy seating and vertical drinking, plus a larger area used for dining located to the rear. Ample space allows for drinkers and diners providing plenty of trade flexibility and has 100 casual dining covers throughout. The bar area has full air conditioning which provides efficient heating or cooling, and one area has the feature benefit of a real fire. The pub is decorated with an interesting assortment of memorabilia, in-keeping with the Victorian style. Facilities include a well sized underground cellar with adjoining store room and a good-sized trade kitchen with a range of appliances including a wood burning pizza oven.

Outdoor trading area

An attractive and sheltered beer garden is located to the rear of the pub with a good selection of garden furniture and a timber smoking solution. Two further external areas are provided to the front of the pub, one of which is enclosed by ironwork fencing and a forecourt is provisioned with bench seating, affording the customers the opportunity to relax, have a drink and watch the world go by. The pub has recently undergone an external redecoration and there are plans this year to improve the garden scheme here.

Regional Manager Comments

This is a fantastic opportunity for an experienced publican to secure a great pub in this desirable area of Norwich; pub availability in this area is very limited and seldom becomes available. There is plenty of scope to develop and improve on an already established trading position and the new publican would ideally have a passion for cask ales and an ability to drive trade further.
